From inspection to final walk-through.
A Pro Shield roof project has six phases. Most of the calendar time is permit and scheduling; the actual install is usually one to two days. This page walks through what happens at each step, what you need to do, and what we handle.
- Step 1
On-roof inspection
45 to 90 minutes on site
A roofer (not a salesperson) walks every accessible slope, photographs flashings, penetrations, valleys, ridges, and decking signs from the attic. The report separates what needs work now from what to watch. If you have an active insurance claim, we time the visit so the adjuster meets us on the roof.

Written scope and estimate
Same day or next morning
You receive a line-item scope that names the manufacturer, the underlayment, the ice and water shield coverage, the drip edge, the ventilation plan, the disposal handling, and the schedule. Insurance scopes are written in Xactimate with code-citation supplements where applicable.
- Step 3
Schedule, permit, and material delivery
Typically 1 to 3 weeks out, weather dependent
Once the scope is signed we pull the permit in your jurisdiction, schedule the crew, and order materials. HOA approval (when required) happens during this window. The crew arrives the morning of the install day; materials are delivered the day before or that morning.

Install day(s)
1 to 2 days for a typical asphalt replacement
Tear-off down to the deck, decking inspection and replacement of any rotted sheathing, synthetic underlayment, ice and water shield at eaves and valleys per IRC R905.1.2, new drip edge per IRC R905.2.8.5, new pipe boots, step and counter flashing, balanced intake-and-exhaust ventilation per IRC R806, and manufacturer-specified shingle installation. The crew tarps landscaping, protects AC units, and runs magnetic sweeps for nails at the end of each day.
- Step 5
Cleanup and city inspection
Within 1 to 5 business days after install
Final dumpster pickup, second magnetic-sweep pass on the driveway and yard, and the jurisdictional roof inspection scheduled. Pro Shield is on site for the inspection. We do not invoice the final balance until the city sign-off is on file.
- Step 6
Final walk-through and warranty paperwork
30 to 60 minutes
We walk the finished roof with you, hand over the written workmanship warranty and the manufacturer registration confirmation, and review what to call us about (and what is normal post-install settling). On insurance jobs, the depreciation-release paperwork is submitted to your carrier the same day so the final RCV check is released.
What makes the calendar take three to five weeks when the install is two days
Most of the project window is not on the roof. Permit issuance varies by jurisdiction (Lakewood and Wheat Ridge are typically same-week, Denver is often two to three business days, mountain-adjacent jurisdictions like Golden can stretch longer). HOA approval, when required, adds two to four weeks on top. Material delivery is scheduled around the install date so shingles are not sitting on your driveway. Weather windows shift the date forward on rain and wind days. The install itself is fast; the coordination around it is what consumes the calendar.
What you actually need to do during the project
Three things. Sign the scope. Move any vehicles out of the driveway on install day so the dumpster has a place to sit. Be reachable by phone if the crew finds unexpected decking damage (rotted sheathing under old shingles is the most common change order) so we can document and approve it before proceeding. That is the entire homeowner workload.
Codes and standards we install to
Pro Shield writes scopes that comply with the International Residential Code provisions Colorado jurisdictions enforce: drip edge at eaves and rakes (IRC R905.2.8.5), ice and water shield at eaves extending at least 24 inches past the warm wall line (IRC R905.1.2), and balanced attic ventilation per IRC R806. Manufacturer installation specifications (GAF, Owens Corning, CertainTeed, Malarkey) are followed to keep system warranties enforceable. On wildfire-zone projects we align with the Colorado Wildfire Resiliency Code (effective 2025).
